Secluded hideaway for the superior fisherman
by David Gilbert

The Mill House, Clonegal

For those of us who like to cast a line into the clear blue waters of the Slaney on a bright summer’s day, living in a cottage on the river would be a dream come true.

The Mill House in Clonegal on the border of Carlow, Wicklow and Wexford is one such place but only if your pockets are as deep as the Slaney itself.

On the market for 3,250,000 this picturesque idyll doesn’t come cheap, but the 74 acre estate is one of the most beautiful properties on the market today.

Situated on the Slaney in the village of Clonegal, the estate boasts The Mill House, a guest cottage, a fisherman’s cottage and a stone farm house. Of the 74 acres about 46 of this is arable land with the rest being mature woodland which offers some beautiful scenery.

The location of this estate is such that the owners would be secluded from the outside world. Entrance through an unassuming electric gate leads you onto a gravel lane that meanders along the river, until you arrive at the picture-postcard house and functioning mill-wheel.

The entire estate has been meticulously renovated in recent years. This has resulted in the unsightly power cables and oil tanks being ingeniously hidden from view, giving the whole estate a magical feel, with little or no intrusion from the helter-skelter modern world outside.

The Mill House is a threebedroomed18th century stonecottage which extends over two floors. The front door opens into a superb living room with a large granite chimneypiece at its centre.

Beyond the living room is a sunroom which offers superb view of the Slaney, and is the ideal spot for a few drinks after a hard days fishing.

The kitchen is fitted with all modcons but also boasts an oil-fired Aga stove and large twin Belfast sinks which is indicative of the way the house has been restored with an excellent balance of modern and traditional features.

This can again be seen upstairs in the bathroom where the standalone, cast-iron bath tub is just one more unique, traditional feature, which is complimented with a modern electric shower. The family room on the first floor incorporates a large picture window, giving magnificent views of the Slaney below.

When you leave the Mill House and wander around the estate, you will find youself in a peaceful and wonderous world, where you feel completely disconnected and at one with nature, although you are in effect only 90km from Dublin city. As you wander around, you will come across the guest house and the fisherman’s cottage, which offer similarly restored retreats where your guests or fishing friends may relax.

If you have a few million to spare ,then this property would be the ideal location to set up home. It would offer you seclusion without having to sacrifice any of the modern creature comforts. You would be able to entertain guests without having to mess around with pull-out couches or camp beds. Instead, your guest would have their very own little hideaway on the banks of the Slaney.

The stone farmhouse needs some restoration but this would be an ideal project for when the fishing season is closed, so that when it comes around again, even more people will be angling for an invite.
